LETTER TO HARBOR TRACE DEVELOPERS

The GBCA Board in cooperation with many of the Burgess residents have concerns with this project: 2100 Homes and townhomes 32 acres of Commercial space and 20 acres for a park. In response we have sent this letter for a possible compromise. 

To the Developers of Harbor Trace Plantation,

As you have seen from the last several meetings, there is significant opposition within the Burgess community to Plan A as currently presented. Many residents feel that the Wall family is not willing to work collaboratively with the community on this project, and a common question continues to arise: What benefit does this plan provide to the Burgess Community?

The Greater Burgess Community Association believes that a compromise is both possible and reasonable—one that allows the Wall family to profit from the development while reducing the long-term impacts on surrounding neighborhoods. Residents are supportive of the idea of gaining an additional park and a YMCA, but not at the expense of the substantial traffic increases and utility strain that Plan A would create.

The consensus among residents is that a scaled-back plan would be far more acceptable and could earn community support. One concept that appears workable is the following:

20 acres dedicated to Parks and the YMCA

10 acres for neighborhood Amenities

1124 high-end single-family homes

No commercial development and no townhomes

No rezoning would be required

This approach would still allow meaningful development while significantly reducing the burdens associated with the current proposal.

At this time, many residents feel threatened by the scale and nature of Plan A as it has been presented. We respectfully request that you reconsider the direction of this project and explore alternatives beyond the current Plan A and Plan B. A collaborative, community-minded plan would benefit everyone involved.
